Chisholm Heights Homeowners

Welcome to the Chisholm Heights Homeowners Association (HOA) Website.  This Website is being established to provide a convenient source for governing documents, current activities, meeting announcements and other things important to our Chisholm Heights community.  The Association members, officers and board members are all proud Texans dedicated to the welfare and enjoyment of our Chisholm Heights community in eastern Parker County.  The official purpose of the Association is contained in Article II of the governing By-Laws.  Current officers and board members are:

            President – Joe Grandmaison

            Vice President – Paige Hoyt

            Treasurer – Jeff Shaw

            Secretary – Valorie Tadlock

Board Members – Bobby Pickard, Whitney Grandmaison, Freddy Garcia

Assistant Treasurer/Registered Agent – Sam Harris

The HOA was incorporated with the State of Texas in 1996 and our property Deed Restrictions were established and filed with Parker County by the subdivision developer in 1993-1994.  We have four (4) sections of the Chisholm Heights development, defined as Phase 1, Phase 2, Phase 3, and White Settlement.  Plat maps of these 4 areas are available at the Parker County Appraisal District Website and copies will be included herein.  As of 2024, the Chisholm Heights community is made up of 81 Lots and 60 households.

The latest Chisholm Heights Homeowners Directory is the designated alphabetical list of members who are eligible to vote in accordance with the HOA By-Laws, Article III, Section 3.03.  Copies of the Directory are not available on the Website because of privacy concerns.  Copies have been distributed to HOA members and are available by request to the HOA Secretary.

The current membership dues are $25 per year, payable in January of each year.  Dues or any special assessments are approved by the HOA voting membership in accordance with the By-Laws, Article IX.  The Texas Property Code provides that Chisholm Heights landowners are members of the HOA and they are obligated to pay assessments and comply with recorded Deed Restrictions.

The HOA governing documents are, or soon will be filed with the State of Texas or the Parker County Clerk.  The following will be included in this Website as available:

Articles of Incorporation – filed with the Texas Secretary of State

Deed Restrictions – filed with the Parker Co. Clerk

Bi-Laws – filed with the Parker Co. Clerk

Management Certificate – filed with the Parker Co. Clerk

Document Retention Policy – filed with the Parker Co. Clerk

Production and Copying Policy – filed with the Parker Co. Clerk

Other HOA Rules and Policies developed by the Board of Directors will be filed in this Website as they are developed.  HOA records are available as specified in the By-Laws, Section 3.08.

The HOA will hold membership and Board meetings as noted in the By-Laws, Article IV.  Roberts Rules of Order with possible slight variations due to time limitations will be used for membership meetings.

The Chisholm Heights HOA Website will grow and be improved over time, and we welcome any comments or suggestions.  Please email our current Registered Agent, Sam Harris, at samsplace@aledobb.com with comments or questions.
